Commercial Electrical Installation Condition Report
To remain safe and compliant with electrical safety standards (code BS7671), the electrical installation within your commercial property must be tested every one to five years, depending on your nature of business and the property’s installation. To give you an idea of how often different property types and installations should be tested, here is a basic breakdown:
- Standard commercial property, such as offices, schools, care homes etc. – 5 years
- Industrial units and properties open to the public, such as restaurants, entertainment centres, hotels, and leisure facilities – 3 years
- Places susceptible to dust and high temperatures, such as hospitals, petrol stations, spas and swimming pools – annually
An EICR should also be carried out on properties that are about to be let or sold, have recently been extended or refurbished, or have experienced some sort of damage, such as flooding, fire or structural defects.
What does an EICR involve?
An Electrical Installation Condition Report is intended to identify any electrical faults, or wear and tear that could cause issues in the future.
As part of the EICR, Synecore’s engineers will assess the age and condition of all of your electrical components to ensure they meet British Standards.
We will record and test the following components:
- Electrical cabling
- Distribution boards
- Mains panel
- Sockets
- Light fittings and switches
- Fuse box
The final report will identify and report:
- Damage or wear and tear that could cause an electric shock, high temperatures or a short circuit
- The type of components installed, their suitability and the effectiveness of the combination implemented
- Components that do not comply with current IET Wiring Regulations
- Earthing and bonding performance
- The adequacy of the installation for the business purpose, occupancy and size of the property
- Any changes to the property and business that might impinge on the suitability of the installation, such as an extension or installation of high-energy equipment
- Presence of signage where deemed necessary
- Recommendations on improvements to be made and their priority status
